Hibiscus By The Bay Details-Condo Fees…
This gated residential community, in Panama City Beach, is located away from the hustle and bustle of the beach. The community is waterfront on St. Andrews Bay and the Intracoastal Waterway. Located just north of the Hathaway Bridge, Hibiscus by the Bay condominiums is situated on an elevated 10 acre peninsula.
Hibiscus By The Bay was designed specifically to be attractive to outdoor enthusiasts, recreational boaters and fisherman.
As boaters, the elevated peninsula was important to our risk management. Looking at the Hibiscus By The Bay condominiums property from the adjacent properties we could see a significant difference in elevation. We figured in a hurricane area, having MORE elevation was a good thing! 😉
The site location and aspect was also important to us. The community is far enough inland that we figure there should be some wind dissipation when compared to a Gulf front location. The site location also provides protected waters and it might be on the leeward of prevailing winds of a storm event.
The aspect of the site build is such that the balcony side of the units all face east. EVERY unit is waterfront and has a waterfront balcony that faces east which makes the balconies great for enjoying a morning coffee with the sunrise. Then as the day progress you loose the sun which makes the balconies comfortable as the day goes by. With the east facing balconies you also get great views of the Hathaway Bridge. At night it is lit up with lights and is REALLY pretty. From balconies you have expansive views to the north, east and south. Across the bay you can see the Hathaway Bridge (bridge clearance 65 ft.), Port Panama City, Gulf Coast State College, and Florida State University Panama City.
From Hibiscus by the Bay it is just a short ride, by land or by sea, to the beaches and the Gulf of Mexico.
The complex consists of two towers with 70 units in each tower. The towers have 12 floors each with the top floor units being called Penthouses. The interior finishing touches include: crown molding, ceramic tile, carpet, granite counter tops and a large private balcony.

The community has 90 single car garages and 8 larger boat garages. The availability of these depends on the unit. The small garages are 11’x20’9″ and the large garages are 14’x38′.
The community also has a waterfront that includes 97 boat slips. There are two sizes of boat slips. The small ones are supposed to be 12’x24′ but we think most are closer to 11 ft. wide. The larger slips are supposed to be 16’x28′ and most are located on the floating dock. Sometimes there are garages and boat slips posted for sale by their owners in the office entry area.
The garages and boat slips are assignments. They are not deeded. As an owner of a garage or boat slip you do not pay property taxes on them. Boat slips and garages can only be owned if you own a condo unit. Owners and renters are prohibited from renting a garage or boat slip to someone who does not reside at Hibiscus By The Bay. The purchase or sale of garages and boat slips is recorded and documented by the Condo Association Manager (CAM) in the association office.
